A. CareTex Custom Builders pays for and obtains all permits, water meter, utilities, and builder's risk/general liability insurance. 

 

B. Energy Savings Features

High efficiency 14-seer (higher seer rating and Zone Control optional)

Attic insulation blown R30, knee walls R22, and exterior R13 batt in all living areas.

Electricity and natural gas supplied at clothes dryer, cook top & oven connections.

Ceiling fans provided in all bedrooms and living areas; allowance $114/ea installed

Smoke detectors

Gas/Electric heater (optional)

Gas/Electric water heater (optional)

Gulf and Basco Low E double Insulated metal frame windows

 

C. Exterior Features

Our homes can be brick, stucco, stone, or hardieplank as per plans.

30-year fire retardant composition shingle with metal eves; tile or metal optional.

Exterior to be wrapped with 1/2" styrofoam blue or green board as a vapor barrier in brick and hardi areas

  OSB/Tyvek upgrade optional in those areas and standard in stone and stucco areas.

Deadbolts on all exterior doors.

All exterior locks are keyed alike.

Concrete culvert and headwall plus 2,200 sf of 4" thick reinforced concrete flatwork;         driveways/aprons/sidewalks

All weather GFI electrical outlets.

Water faucets on all 4 sides.

Aerobic Septic System

Gas yard line and meter, if applicable.

Metal raised panel overhead garage door with one opener.

 

D. Construction Warranty

10-Year structural warranty, foundation & structure

5-Year mechanical warranty, parts only no labor

1st Year full builders warranty, parts and labor

 

E. Construction Features

Slab will be constructed with 30" exterior beams and 24" interior.

Exterior beams will have 6 5/8 rebar and interior 4 5/8.

Top of slab will have 3/8 on 12" centers both ways.

APEX Plumbing System

All sub floors are tongue and groove 3/4" plywood glued and nailed down.

Floor plates interior 2" x 4" YP

Outside partials at least 2" x 6"

Ceiling joist as per plans.

All exterior and interior walls on 16" centers.

On-site construction framing.

 

F. Standard Interior Features

Custom built kitchen and bathroom cabinetry on site.

Stain grade oak or maple in the kitchen, paint grade in the bathrooms.

Homes over 3,500 square feet of living will receive 1, 8', paint grade entertainment center.

Single crown molding in 3 rooms, homeowner's choice, and 4 1/2" base through out.

Paint, 3 interior plus 1 trim color and 2 exterior colors; builder grade flat paint is standard.

12x12 tile in the entry, kitchen, breakfast room, utility rm, and all baths; allowance

     of $4.75/ft installed under 3,500 square feet and $5.25 for homes over.

Carpet 1/2" rebound pad; allowance of $19.95-$21.95/yd installed.

Cultured marble vanity tops with sink in the bathrooms, pedestal option in the powder room.

Tile tub and shower surrounds, same allowance as floors.

Marble whirlpool tub with system in the master bathroom.

Moen Monechello plumbing fixtures; either solid chrome or chrome and gold.

Elongated commodes.

Exhaust fans in all bathrooms.

Raised panel wood grained or smooth, with style option, 6'8" Masonite interior doors

Telephone jacks in all bedrooms, kitchen, and living areas.

Pre-wired for cable or satellite in all bedrooms and living areas

Alarm system pre-wired; trim out is an upgrade

Decretive rocker light switches    

1, 42", gas or wood burning fireplace. Standard trim is tile around the opening, $2.25 material

     allowance

Mirrors in the bathrooms w/o beveling and shower door glass with silver or gold trim, satin/brushed

     nickel and other finishes are upgrades; standard selections of clear or obscure glass, glass block is an upgrade.

30 Recessed lighting cans at no charge for homes under 4,000 sf of living and 40 for homes over.

Lighting allowance of $1 per square foot of living, 2,500 sf of living is $2,500 and 4,000 sf of living is $4,000

Hardware allowance $0.50 per square foot living; 2,500 sf living is $1,250 and 4,000 sf living is $2,000

Front door allowance $775 for a 6' door and $975 for an 8'; 3/4 lights, pewter or brass, insulated glass.

Granite kitchen countertops with 3/4" full bullnose and upgraded tumbled stone backsplash.

Double stainless steel under mount kitchen sink, Blanco #501-106, with 1/2 horsepower disposal.

Moen lever style chrome sink faucet with sprayer, stainless steel is an upgrade.

Appliance allowance of $1/sf living for dishwasher, microwave, vent hood, range or oven and cook top; and Caretex pays for the installation of the standard appliances if their recommended supplier is used.

Extra cabinetry built-ins are $100 per linear foot for paint grade and $140 for stain grade (x uppers and lowers)

Sateen, Brushed Nickel, Platinum, Porcelain, and Polished Brass and Kingsley plumbing fixtures.

Flooring, carpet upgrade to tile, 12x12 tile upgrade to larger tile, slate or travertine; laid diagonally,

     patterns and designs are also an upgrade.

Wood flooring with a standard allowance of $6.50/ft or higher.

Wood stairways; our Trim Carpenters cover stairs with oak and our painters stain them to match with iron spindles.

Custom order raised panel cabinet doors. (We have two job built doors front upgrades available for half the cost)

Security trim out (pre-wire included in base price) and Surround Sound pre-wire or trim out is an upgrade.

Eggshell washable paint $1,000-$1,200 or Satin washable paint $1,200-$2,000

Stucco and stone, or interior and exterior brick and stone work.

Swimming Pool  (Larger homes with pools will require that the electrical service be upgraded from 200 amp to 400)

Landscaping, Sprinkler Systems, Fence, and Flatwork options are available.

Underground or larger propane tanks.

Mailboxes and culvert dressings

Land clearing and the building up of the pad; materials and labor are available.

The homeowner is responsible for any CAM or Chaparral deposits and fees that their subdivision requires.

The homeowner is responsible for all surveys that their financial institution requires.
